Exterior repaints for Meridian subdivisions, with HOA color approval handled.
Most Meridian homes reach their first major exterior repaint somewhere between years 12 and 18. The builder spec exterior product was usually a mid-grade acrylic that holds color reasonably well but starts to chalk and fade on south and west elevations by the end of the warranty. That first repaint is your opportunity to upgrade from builder-grade paint to a system designed to last the next 15 years.
Our exterior crew works across every Meridian subdivision and we’re familiar with the approval requirements for the area’s major HOAs. We can walk you through the approved color palette for Paramount, Bridgetower, Tuscany, and most of the larger neighborhoods, and we can handle the architectural-review submission on your behalf when needed.
What We do
Siding, trim, fascia, soffits, gables, and doors as one job.
Refresh the trim and front door without committing to a full house repaint.
Common on Meridian’s Mediterranean-style and Tuscan subdivisions, with crack bridging where needed.
Sprayed enamel finishes that resist Boise valley UV.
We help select approved colors and submit to your architectural review committee.
Rotted boards replaced, gutters reattached, soffit panels repaired before primer.
Our default on Meridian exteriors is Sherwin-Williams Emerald Exterior or Duration. They handle the Treasure Valley UV at our elevation better than budget acrylics and the warranty proves it.
Latex caulk fails in our winters. We use polyurethane-modified sealant at every penetration so water cannot lift the new paint after the first cold snap.
Most Meridian subdivisions require ARC (architectural review committee) sign-off on exterior color changes. We pull the approved palette and submit on your behalf so you do not chase paperwork.
Tuscan and Mediterranean Meridian homes often have hairline stucco cracks that show through standard paint. We bridge them with the proper elastomeric coating before color.
Our Process
We walk every elevation of the house, note repair work, and leave with paper-size color drawdowns plus the HOA palette if applicable.
If your subdivision requires ARC approval, we submit the package. Once approved, we lock in a start date.
Rotted boards replaced, siding scraped and washed, bare spots primed, polyurethane-caulked, full coats applied.
We walk every elevation with you in the late-day light, fix any holiday or touch-up point, and clean the site.
Common Questions
If you are changing colors, almost always yes. Paramount, Bridgetower, Tuscany, Brookdale, Spurwing, and most of the larger Meridian subdivisions require an architectural review submission. We have the approved palettes on file for the major neighborhoods and we can submit the package on your behalf. If you are staying in your current color family, the rules are usually lighter, but we still confirm before mobilizing.
Late April through October is the prime window. May, June, and September give the most predictable conditions. We schedule mornings during the July and August heat stretch because surface temperatures on south-facing walls can climb past 130 degrees Fahrenheit in the afternoon, hot enough to affect proper paint adhesion.
On a properly prepped home with the right product spec, yes. Sherwin-Williams Emerald Exterior carries a manufacturer warranty in that range and our 5-year workmanship warranty covers the application. South and west-facing trim and doors that take the worst UV usually need a refresh at the seven to ten year mark while the body of the house holds longer.
Yes. Stucco repaints are a core part of our Meridian work. We assess every elevation for hairline and structural cracks, bridge them with the appropriate sealant or elastomeric coating, and finish with a paint system rated for stucco. The prep is the difference between a five-year and a fifteen-year stucco repaint.
Rotted fascia and trim board replacement, soffit panel repair, dry-rot patching, T1-11 panel sections, garage door trim work, and minor gable repair. Anything bigger than a structural framing repair, we handle. We catch and quote any repair work during the estimate so you have the full number before we start, not as a surprise mid-project.
If your Meridian home is starting to show fading, chalking, or peeling on the sun-exposed sides, now is the right time to repaint before moisture becomes a bigger issue. We’ll help you choose colors, handle HOA approvals, and build a repaint system designed for Meridian’s climate.
Call the Boise number or send a note and we will walk the house with you.
